This project provides a stylistic deviation from the typical small lot subdivision, which tends to be developed in a modern idiom. Our client requested a more traditional style derived from the east-coast “Cape Cod” houses found in beach towns, but with a contemporary flair. The eight units have a shared, private driveway, which was designed to feel more like a central courtyard with landscaping features and a permeable walkway. Each house encompass a generous 2200 square feet in 3 stories, with a “flexible” room on the ground floor, adjacent to the entrance, which can be used as a home office, a family room or a guest suite. The second floor houses the public rooms of the house in an open plan and features ceilings heights up to 10’-4.” The third floor includes 2 or 3 bedrooms and 2 bathrooms. A 300-400 sf roof deck on each unit (shaded by a trellis supporting PV panels) offers spectacular 360 degree views including Century City, the Hollywood sign and downtown Los Angeles.
